Siesta Key is a barrier island between Roberts Bay and the Gulf, tied to the mainland by bridge since 1917 and made up of four districts: Siesta Beach, Crescent Beach, Turtle Beach and the Village. Most of it is unincorporated Sarasota County, with a portion inside the city of Sarasota. Housing on the island runs from single-family homes to condominiums, and the two lead to very different jobs. A house leaves room to rethink a whole great room or lanai; a condo means working inside an association's rules from the first measurement.
If you own a condo on Siesta Key, the association comes first. Florida's Condominium Act requires owner approval before material alterations to common elements, and your declaration draws the line between your unit and those common elements. That line can be surprising. In a 2015 Florida appeals case, Andrews v. Shipp's Landing, the dispute turned on whether a unit's drywall ceiling was part of the unit or a common element. So before a wood ceiling, a wall-mounted media unit or anything tied into the structure goes up, it pays to read the building's rules together.
The Gulf shapes everything here. Hurricane Milton made landfall near Siesta Key as a Category 3 storm on October 9, 2024, and FEMA's coastal construction guidance notes that metal corrosion is most pronounced on homes within about 3,000 feet of the ocean. For carpentry, that means picking materials with the setting in mind: hot-dipped galvanized or stainless hardware where the salt air reaches, sealed finishes, and wood chosen for stability rather than looks alone. On a beach house lanai or an open breezeway, those choices decide how well the work ages.

Check first. Florida condo documents decide what is part of your unit and what is a common element, and alterations that touch common elements need approval. Even a ceiling can fall on either side of that line, so send us your building's rules and any application form, and we will plan the work around them.
The right wood is. USDA Forest Products Laboratory research found thermally modified wood is more dimensionally stable and takes up less moisture than untreated wood, and it does best up off the ground, which makes a covered lanai ceiling a good fit. Pair it with stainless or hot-dipped galvanized fasteners, the hardware FEMA recommends for coastal homes.
