Lakewood Ranch is big: a 53-square-mile master-planned community east of I-75 that spans Manatee and Sarasota counties, with more than 40 villages and over 80,000 residents. Under Florida's HOA statute, an association can review the location, size, type or appearance of an improvement only as far as its declaration and published guidelines allow, so the answer lives in your community's documents. A lanai ceiling is often visible from outside, which makes it worth a quick call to your village association first.
